In the future, NJOP will be used as the basis for calculating the Earth and building Tax (PBB) which must be deposited annually by the property owner. As such, you as a buyer should consider this because it will affect the annual budget that will be later issued.

In the meantime, NJOP's own counting method is done through comparisons with other tax objects of similar location that are nearby and have known the selling values. In addition, NJOP determination is also carried out based on the revenue result of the assessed tax object, as well as the calculation of the acquisition value of the total cost incurred to obtain the tax object in consideration of the physical condition of the building. For example, you currently plan to sell a house located in the area of Tebet, South Jakarta, where based on DKI Jakarta provincial Struggle number 37 year 2019 mention that the lowest NJOP in the area is Rp. 2.925.000. After knowing the NJOP, you can do the calculations by the following methods:

Land Area: 8 m x 10 m = 80 m2
Building size: 6 m x 6 m = 36 m2
NJOP land: Rp. 2.925.000
NJOP building: Rp. 2.925.000
Total Land Price: 80 x Rp. 2.925.000 = Rp 234.000.000
Total Building Price: 36 x Rp. 2.925.000 = Rp 105.300.000
As the total sum of the NJOP calculations above, you can add total land price with the total price of the building, namely Rp 339.300.000.
